Every property will sell sooner or later. When that happens is a product of price, condition and the market. It may be a beautiful property and in excellent condition but if the market is challenged and the price doesn't reflect that recognition then it will take a longer period to sell that if all three factors are taken into account.

     First and foremost, I'm a property rights guy! Two years before the Declaration of Independence was signed, one of my ancestors, Matthew McClure, signed the Mecklenburg County Declaration of Independence. That document is remembered by a plaque which hangs in Hopewell Presbyterian Church about a mile from where I was raised and live today.

     I believe a seller has the right to market his or her property for what ever price they so choose. I also believe it's my job as a realtor, and sometimes this requires great courage, to share with them the "market" value of their property. By definition, the market value is whatever price buyer and seller agree to at the time of closing.

     I believe a buyer has the right to have my assistance in drafting an "Offer To Purchase" for what ever price he or she so chooses. I will produce for them the most recest sales in the area and provide them with my opinion of a fair market value from that the data.

     I believe it is then the Realtor's role to bring seller and buyer closer together to an agreed upon price. From that point on my role is to manage expectations for all concerned. I share with clients everyday that selling your property or finding you a house to buy is relatively easy. I truly believe however that a Realtor earns his check between the time of Offer and Closing, and I'm good at it!
